The Peach Cobbler Factory, the Nashville-born juggernaut that has been aggressively carving out a niche in the “sweet treats” sector, just confirmed its next target: Sinking Spring, Pennsylvania.
The new spot at 2647 Shillington Road isn’t just another corporate cookie-cutter drop. It’s being spearheaded by local owner-operator Tulya Gafoor.
Truth be told, in an era where ghost kitchens and automated kiosks are taking over, there’s something refreshing about a brick-and-mortar dessert shop that leans so heavily into the “It’s A Southern Thang” experience.

The menu is a bit of a maximalist’s dream. We aren’t just talking about peach cobbler here—though that is the anchor. The lineup includes:
- The Heavy Hitters: Famous Peach Cobbler and signature Banana Puddings.
- The Indulgences: Cinnamon rolls, brownies, and churro stix.
- The Social Media Darlings: “Dessert Flights” (because why choose one?) and massive milkshakes.
- The Refreshers: A lineup of cold drinks to cut through all that Southern sugar.

I’ve watched plenty of franchises try to “go national” with a single-product hook, but The Peach Cobbler Factory seems to have a more robust playbook. Founded in 2013 and only franchising since 2022, they’ve already crossed the 130-unit mark with another 100 in the pipeline.
That kind of velocity usually suggests two things: a rabid social media fan base and serious leadership. It doesn’t hurt that the brand is co-owned by Greg George, a 25-year franchise vet, and Larry Johnston, the former CEO of Albertsons. That’s a lot of institutional muscle for a cobbler shop.
For Sinking Spring residents, the move means more than just a new place to grab a brownie. The location is slated to offer the full gamut—dine-in for the “experience,” plus heavy integration with DoorDash, Grubhub, and Uber Eats for the inevitable late-night cravings.
They are also eyeing the catering market, targeting schools, businesses, and churches in the Berks County area.
An official grand opening date is still “coming soon,” but the buzz is already palpable.
Whether the local palate is ready for the full intensity of Nashville-style banana pudding remains to be seen, but if the brand’s track record in 25 other states is any indication, Shillington Road is about to get a lot busier.
